1. Location of Industrial Park:
Industrial Park is located on National Highway 1A in, Thuan Nam district, Ninh Thuan province.
Industrial Park possesses a very favorable geographical location, located on National Highway 1, far from the city. Phan Rang – Thap Cham is 15 kilometers to the North, 10 kilometers to the South from Ca Na Tourist Area, 15 kilometers to Thap Cham railway station, 75 kilometers to Cam Ranh airport and 50 kilometers to Ba Ngoi cargo port, 50 kilometers from City. . Ho Chi Minh 280 kilometers. Especially, Industrial Park is 20 kilometers from Ca Na deep-water port, Ca Na port with a scale of 25 wharves and the largest ship tonnage of 300,000 tons of cargo. This is a deep-water port with a very favorable location throughout the country. In addition, Industrial Park is 500 meters from the North-South Expressway, so the travel time from Ho Chi Minh City to the Industrial Park only takes 3h50’.
2. Project scale: Total project area is 369.92 hectares, of which phase 1 of the project is 151 hectares,
3. Land use term: Phase 1 remains 35 years (until March 16, 2056) (The investor will extend the full 49 years for secondary investors).
4. Industrial Park is planned as a multi-industry industrial park, including the following specific industries:
+ Industrial processing industries serving agriculture, forestry and fishery;
+ Pharmaceutical, cosmetic and medical equipment manufacturing industry group
+ Mechanical assembly industry group;
+ Steel and aluminum rolling industry group;
+ Agricultural, forestry and seafood processing industry
+ Garment and leather shoe industry;
+ Construction materials manufacturing industry group
+ Paper industry group;
+ Household goods manufacturing industry group;
+ Wood production industry group;
+ Electrical and electronics industry group
+ Rubber industry and plastic products;

5.Infrastructure of the Industrial Park:
– Roads in the Industrial Park: The main road has a width of 47 meters, the internal roads connecting to the main road have a width of 25-27 meters, load capacity H30, ensuring the circulation of containers and other vehicles of the enterprise. Transportation and transportation of goods is easy and convenient.
– Power supply system: 110/22KV power source, 2x25MV capacity can increase capacity when needed, in addition, Ninh Thuan province is the province with the largest concentration of electrical energy sources in Vietnam, attracting many clean energy projects such as wind power, solar power, LNG gas power, so secondary investors can invest in solar power systems on factory roofs to ensure cost savings during operation.
– Water supply system: Water is taken from Water Plant with a capacity of 20,000m3/day and night and is piped to the foot of the fence of the Industrial Park with a diameter of D300. In the Industrial Park, a pressure boosting station will be located in the southwest of the Industrial Park with a capacity of 8,556m3/day and night.
– Fire protection system: Fire protection hydrants are 150 meters apart, D110.
– Drainage system: Rainwater is drained through a reinforced concrete circular sewer system, meeting the drainage requirements of the entire Industrial Park.
– Wastewater treatment plant: Wastewater drainage pipes are BLT with D300 to D500. On the wastewater drainage system, manholes made of reinforced concrete are arranged. Domestic wastewater and production wastewater are collected at a centralized wastewater treatment station with capacity 9,000 m3/day and night

6. Support incentives when investing in industrial park
6.1. For projects with manufacturing industries in the field of special investment incentives, they will enjoy the following preferential policies:
– For corporate income tax: A preferential tax rate of 10% is applied for a period of 15 years; Tax exemption for 04 years and 50% reduction of tax payable for the next 9 years.
– For import tax: Tax exemption for imported goods to create fixed assets; Raw materials, supplies and components cannot be exported domestically.
6.2. For projects with manufacturing industries in the field of investment incentives, they will enjoy the following preferential policies:
– For corporate income tax: 17% tax rate is applied; Tax exemption for 02 years and 50% reduction of tax payable for the next 4 years
– For import tax: Tax exemption for imported goods to create fixed assets; Raw materials, supplies and components cannot be exported domestically.
6.3 Regarding land lease prices
The leasing price ranges from 29 to 35 USD/m2/project life cycle of about 35 years (Note: Land leasing price depends on the location and quantity of lease land and is agreed upon by the secondary investor with the lower investor).
